One of the most common questions we are asked is if we will need planning permission for our container conversion.

In the UK modular structures can often be exempt from planning permission. However, there are exceptions. If you have intentions of living in a converted structure, or utilising it as a permanent place of work, or operating as an entirely separate dwelling you may require planning permission.

Additionally if you are located in areas of natural beauty, reserves for example national parks or in proximity of listed buildings planning permission may also be required.

This being said there are circumstances that do not require any planning permission whatsoever. Listed below are common circumstances that typically do not need planning. However please remember to take precautions as special circumstances may apply.

Garden structures.
If you have an installation within your garden then you will not usually require planning permission assuming your structure meets the guideline requirements. For example the unit should not take up more than half the area of the land used to build on.

Business
Businesses are allowed to create temporary structures such as exhibits, pop ups or alfresco bars without acquiring any planning permission at all, however if you intend on conducting long term or permanent business, application planning may be required.

Farmland
planning is not typically required for builds installed on farmland given the land use does not change to residential.

This being said, with the increasing number of homeowners and businesses converting to temporary structures, modular homes are often much easier to be successful applicants when applying for planning permission. However we always advise our clients to check this with their local planning authority in advance.
